Enveloped in the charm of Foz do Douro, we find Casal de Passos, an exclusive condominium designed by renowned architect José Carlos Cruz. Located on Travessa de Passos, the development consists of a residential block with ten two- to four-bedroom apartments and two four- and five-bedroom houses.
Memory and Identity
Casal de Passos was once a family estate covering 6,400 m², established in the mid-18th century. With an area of approximately 2,900 m², it comprised agricultural land, gardens, a main building, a garage, a greenhouse, a storage house, a chicken coop, a tank, and a waterwheel, all enclosed by a granite wall.
For this project, José Carlos Cruz’s architecture office considered a new residential building and a villa, as well as the renovation of a pre-existing house, with a palatial layout, in the style of a small castle.
A unique concept
Casal de Passos is a distinctive development, and its design was rooted in differentiation from the very beginning. Three architects from José Carlos Cruz’s firm were challenged to design three different buildings that would make the most of the property and respect its characteristics. None of these three professionals could communicate with one another, but the final project had to make sense and come together as a whole.
The result was the creation of a new residential block reminiscent of the Arab/Moroccan style—where the hand-laid herringbone floor stands out, natural stones are displayed as works of art, and ceramics are produced and installed piece by piece, inspired by the Yves Saint Laurent Museum in Marrakech, and the Flamingo Estate in Los Angeles—a new villa reminiscent of the barns found on large estates and the renovation of the pre-existing house, a villa with a palatial, castle-like design dating from the 18th century.

Casal de Passos was a finalist for the “Best New Construction Project” award in the “Housing” category at the 2025 Sic Notícias/Expresso Real Estate Awards, ranking among the most notable properties completed in Portugal over the past year.
